How to set channel specific prices for your rentals

This article will explain how to set specific price settings on Hosthub for the various connected channels.

Setting Channel Specific Settings

Channel specific price settings are set in the Rate Management section of the app for each one of your rentals and contain the following:

Fees and deposits

Cleaning Fees

The cleaning fee allows a host to specify a flat fee for cleaning for a stay. This fee is a set amount and is automatically added to the total cost of the stay.

The short-stay cleaning fee allows a host to specify a fee for cleaning only if the stay is less than a certain number of days. This fee is automatically added to the total cost of the stay that is less than the specified number of days.

To set cleaning fee go to Rate Management, select your rental, press Edit and add the amount that you want to apply in the Cleaning Fee field.

To set short stay cleaning fee, enable the Attract guest booking 1 or 2 nights by setting a lower cleaning fee option and then add the respective amount in the Short-stay cleaning fee field.

Cleaning fees are synced only to Airbnb and requires a channel connection to be activated first.

Linen Fee

The linen fee allows a host to specify a flat fee for the use of linens for a stay. This fee is usually a set amount and is automatically added to the total cost of the stay.

To set linen fee go to Rate Management, select your rental, press Edit and add the amount that you want to apply in the Linen Fee field.

Linen fee is synced only to Airbnb and requires a channel connection to be activated first.

Security Deposit

The security deposit feature allows a host to specify an amount that is charged before the stay and then credited back after the stay is complete, minus any additional fees associated with the stay. The security deposit helps cover any potential damages that may occur during the stay.

To set a security deposit go to Rate Management, select your rental, press Edit and add the amount that you want to apply in the Security deposit field.

Security deposit is synced only to Airbnb and requires a channel connection to be activated first.

The security deposit set in Hosthub cannot be charged using the Airbnb payment system. It can be paid only offline with a direct payment to the host. In that case the deposit requirements will be clearly communicated during the booking process in Airbnb. See this article for more details

Pet Fee

The pet fee allows a host to specify an amount that is charged for the stay of a pet. This fee is a set amount and is automatically added to the total cost of the stay.

To set a pet fee go to Rate Management, select your rental, press Edit and add the amount that you want to apply in the Pet fee field.

Pet fee is synced only to Airbnb and requires a channel connection to be activated first.

Resort Fee

The resort fee allows a host to specify a fee for the use of resort amenities for a stay. This fee can be a fixed or percentage amount, and is automatically added to the total cost of the stay.

Management Fee

The management fee allows a host to specify a flat fee for the management of the property for a stay. This fee can be a fixed or percentage amount, and is automatically added to the total cost of the stay.

Community Fee

The community fee allows a host to specify a flat fee for the use of recreational facilities and services in a gated community for a stay.

Resort, management and community fees can be a fixed or percentage amount, and are automatically added to the total cost of the stay.

To set a resort, management or community fee go to Rate Management, select your rental, press Edit and add the amount that you want to apply in the respective fields.

Resort, Management and Community fees are synced only to Airbnb and require a channel connection to be activated first.

Discounts

Weekly and Monthly Discounts

The weekly and monthly discounts allow a host to specify a percentage discount off the total cost of a stay that is longer than a week or longer than a month. This discount is a set percentage and is automatically subtracted from the total cost of the stay.

To set a weekly and/or a monthly discount go to Rate Management, select your rental, press Edit and add the discount percentage that you want to apply in the respective fields.

Weekly and monthly discounts are synced to both Airbnb and VRBO and require a channel connection to be activated first.

Discount for Other Stays

The discount for other stays allows a host to specify a percentage discount for a certain length of stay that is not the same as the weekly or the monthly stay. This discount is a set percentage and is automatically subtracted from the total cost of the stay.

To set a weekly and/or a monthly discount go to Rate Management, select your rental, and press Discount for other stays button. You will be directed to the custom discounts page, from there you can again select your rental and add a set of discounts per length of stay according to your preferences. From this page you can also remove the custom discounts if they no longer work for you.

Discounts for other stays are synced only to Airbnb and require a channel connection to be activated first.

Early Bird and Last Minute Discounts

The early bird discount allows a host to specify a percentage discount off the total cost of a stay if the reservation is booked more than a certain number of days before the stay.

The last minute discount feature allows a host to specify a percentage discount off the total cost of a stay if the reservation is booked less than a certain number of days before the stay.

Both discounts are set as a percentage and are automatically subtracted from the total cost of the stay.

To set an early bird and/or a last minute discount go to Rate Management, select your rental, press Edit and add the percentages and days before the stay for each discount that you want to apply in the respective fields. The days fields are activated only if you select a discount other than zero.

Publishing channel specific settings

To publish and sync the channel specific settings to all connected channels, first press Preview Updates to review your settings and then Publish rates.
