How to Integrate and Manage Dynamic Pricing with Hosthub and PriceLabs
Hosthub and PriceLabs have integrated to provide you with the latest generation smart pricing for your Short Term Rentals that can be pushed to your connected channels via Hosthub API connections. This integration enables powerful tools for managing dynamic pricing across various booking channels.
By activating this integration, hosts can use market data along with extensive customizations to automate pricing, minimum stay, and other restrictions. While the system performs regular synchronization between PriceLabs and Hosthub, you may also need to manually trigger synchronization for immediate updates (see Manual Synchronization section below).
Initial Setup Requirements
Add Rates on Hosthub: Ensure your rates are added directly in Hosthub. If rates are not manually configured, Hosthub will automatically fetch them from Airbnb. Once these rates are in place, you'll be ready to connect to PriceLabs.
Step 1
- Log into your PriceLabs account at https://hello.pricelabs.co/
- Navigate to your dashboard and click the “Add/Reconnect Listings” button.
- From the dropdown menu, select Hosthub as your integration provider.
- Check the option to “Allow Hosthub to add listings to your PriceLabs account.”
- Click the “Save” button to confirm the settings.

Step 2
To connect your PriceLabs account with Hosthub, log in to your Hosthub account and go to Integrations -> Smart Pricing -> PriceLabs

Step 3
Click on ”LEARN MORE”, and you will see a prompt with an ”ACTIVATE INTEGRATION” button that you can click, which will open a chat.
A Hosthub agent will ask for your token, which is specifically the email address you used to register on PriceLabs.

Step 4
Hosthub will do the rest by uploading your listing details on PriceLabs. The Hosthub agent will inform you as soon as everything is ready. Once your listings are uploaded, you can configure additional post-integration settings within PriceLabs to ensure your preferred rates and customizations are applied effectively.
Note: Before a listing can be submitted to PriceLabs, it must first be linked to the correct channel listing (e.g. Airbnb) in Hosthub. A Hosthub agent can then submit the rental to PriceLabs, after which you can create price customizations for that rental in PriceLabs.
Checking if a Rental is Connected to PriceLabs
You can confirm whether a rental is connected to PriceLabs and syncing from the Rate Management page in Hosthub, where connected rentals are marked as linked to PriceLabs. You can also confirm the connection in PriceLabs by opening your dashboard and using Add/Reconnect Listings to check that Hosthub is selected and the connection is still in place.
Disconnecting from PriceLabs
You can request Hosthub support to disconnect the PriceLabs integration. Once disconnected, the prices shown in Rate Management will be the last ones received from PriceLabs, and from that point on you can set prices manually through Price Management. The disconnection applies to all your properties.
Reconnecting a Previously Disconnected Rental
If a rental was previously connected to PriceLabs and later removed, contact Hosthub support to reconnect it. You can also request the sync to start from a specific future date (for example, to apply PriceLabs prices only from a chosen date onward).
That’s it! You should then see your Hosthub listings on your PriceLabs dashboard. To further refine your pricing strategy, navigate to the "Custom Rate Settings" section in PriceLabs and configure pricing options tailored to each property. This ensures that your preferred rates are synchronized with all booking channels through Hosthub.
Manual Synchronization
If you need to manually trigger synchronization between PriceLabs and Hosthub:
- Go to the PriceLabs dashboard and apply necessary customizations to your listings
- Edit the listing labeled with "Hosthub"
- Enable the Sync Prices button, then click Sync Now!
- This will send updated prices to Hosthub's Rate Management under the Exceptions tab and to the connected channels.
- PriceLabs will sync data for up to 540 days including daily rates, minimum stay requirements, extra person fees, weekly and monthly discounts.
To confirm proper synchronization, verify that the prices from the PriceLabs calendar appear in Hosthub. Updated rates will be under the "Exceptions" tab within the Hosthub Rate Management section and synced to the linked channels. Note that PriceLabs can synchronize daily rates, minimum stay requirements, extra person fees, weekly and monthly discounts, and more. Additionally, keep in mind data syncing is limited to up to 540 days in advance. Hosthub adjusts prices from PriceLabs for channel-specific fees using dynamic payout feature and adding fees and offsets in the channel settings. For example, if PriceLabs sets a $100 rate, Hosthub sends $103 for Airbnb (3% fee) and $115 for Booking.com (15% fee). This feature can also be disabled upon request. PriceLabs applies daily updates to rates automatically, ensuring optimal pricing strategies across integrated OTAs. Hosts do not need to make manual adjustments for this synchronization to occur. PriceLabs updates are sent to Hosthub daily, and depending on the size of your Hosthub account and number of rentals, syncing can take several hours. These updates should generally appear within the same day but are not instant.
Once successful sync has happened, you can find your PriceLabs rates and minimum stay settings in Hosthub. Dynamic pricing in Hosthub allows configuration of base rates, extra guest fees, and seasonal adjustments. Additional customizations like last-minute discounts or occupancy-based pricing can be applied in PriceLabs to refine your strategies. If there is a delay in synchronization, allow some time for the update to process through Hosthub before appearing on the OTAs. Verify that synchronization settings are active and correct in both PriceLabs and Hosthub. Additionally, using the "Custom Rate Settings" in PriceLabs, hosts can configure property-specific rate options and further optimize pricing strategies across integrated platforms.
