Configuring Channel-Specific Pricing
To set different prices for Airbnb and Booking.com, use the Channel Uplift feature:
- Navigate to Setup > Channels in Hosthub.
- Click Edit on the desired channel.
- Adjust the Channel Uplift percentage to increase (uptick) or decrease (downtick) prices for that channel.
- Hosthub will dynamically calculate and send the adjusted prices to the respective channel.
For example, if you want to prioritize bookings on Airbnb, you can increase prices on Booking.com using a positive uplift percentage.
Channel Fee vs. Channel Uplift
These two settings do different things and combine rather than simply add up:
- Channel Fee is the commission the channel charges (e.g. Booking.com ~15%). Hosthub uses it to adjust the price sent to the channel so your net payout stays the same. Example: with a $100 base rate and a 15% channel fee, Hosthub sends about $118 so you still receive $100 after the channel's cut.
- Channel Uplift is a manual adjustment you add on top of the base rate and channel fee to make a channel more or less expensive than others.
Example (Booking.com): With a $100 base rate, a 15% channel fee brings the sent price to ~$118, and a +15% uplift raises the guest price to ~$136 — about 36% higher than the base rate, not 30%. If you set the channel fee to 15% and the uplift to 0%, Booking.com prices will be about 15% higher than your base rate while your net earnings stay the same.
Recommended Uplift Settings
- Vrbo: base rate.
- Airbnb: base rate (0% uplift). Airbnb already charges a host fee (~14% under the simplified fee model), so no additional uplift is usually needed.
- Booking.com: base rate + uplift (commonly +10–15%) if you want Booking.com priced higher than other channels, since Booking.com charges ~15% commission.
Synchronizing Rates Across Platforms
Hosthub offers two pricing synchronization models:
- Dynamic Payout (default): Hosthub adjusts prices sent to each channel to account for their service fees, ensuring consistent net payouts. For instance, if your Hosthub price is $100 and Airbnb charges a 3% fee, Hosthub sends $103 to Airbnb.
- Rate Parity: Hosthub sends the same price to all channels without adjusting for fees. This ensures identical guest-facing prices but results in varying net payouts depending on the channel’s fees. You can enable this by setting the Channel Fee to 0 under Setup > Channels > Edit.
Managing Fees and Discounts
- Airbnb and Booking.com Fee Adjustments: Hosthub automatically adjusts prices to include channel fees unless you disable this feature. To disable, go to Setup > Channels > Edit and set the Channel Fee to 0.
- Length-of-Stay Discounts: For Booking.com, avoid ad-hoc promotions and instead create discounted rate plans derived from your standard rate. This aligns better with Airbnb’s pricing model.

Booking.com
Through Hosthub you can update only: weekday rate, weekend rate, extra fee per person, add extra fee after more than X guests, minimum length of stay, and maximum length of stay. Channel-specific settings such as cleaning fee, security deposit, pet fee, and discounts are NOT sent to Booking.com and must be set in the Booking.com Extranet:
- Fees: Extranet → Property → Policies → Other Policies (Additional fees & charges → Cleaning fee; Damage deposit → Security deposit; House rules → Pet fee).
- Length-of-stay discounts: Extranet → Rates & Availability → Rate Plans → Add a new rate plan. This can be complex, so consult Hosthub support via chat first.
Only the STANDARD Rate Plan is synchronized. Settings in Hosthub apply only to the standard rate plan, not to any other Booking.com rate plans.

For a MotoPress-based website, Hosthub can sync availability, daily rates, and minimum/maximum length of stay.
