How my Booking. com Rate Plans are synced with Hosthub?
Hosthub always connects with your main Rate Plan (Standard) sending there the prices you have set on Hosthub Rate Management. Your other Rate Plans will remain with their original settings, usually deriving the prices by the main Rate plan.
- The 1st Rate Plan is connected with Hosthub and it receives its data directly by what you have set on Hosthub’ Rate Management.
- The 2nd Rate plan in this example, is not connected with Hosthub, however it automatically updates the rates according to the data Hosthub sends to the ‘’Standard Rate plan’’ +/- the percentage that is set according to the Rule ,
How to link a rate plan to the Standard Rate with a percentage adjustment
The percentage relationship between a derived rate plan and the Standard Rate is not shown or editable on an existing rate plan — you can only set it when creating a new rate plan. To link a plan:
- Log in to your Booking.com Extranet and go to Rates & Availability → Rate Plans.
- Click Add a new rate plan.
- Choose the option "Based on one of my current rate plans" (this appears below the yellow info box that explains why the price cannot be edited directly).
- Select the Standard Rate as the base.
- Set the percentage adjustment (e.g. 10% lower) and the cancellation policy you want.
The new plan's price will then automatically follow the Standard Rate price that Hosthub sends, adjusted by the percentage you set. When you change the price in Hosthub, all linked plans update automatically with their own percentage.
If you need to change the percentage relationship of an existing plan, you must delete that plan (keep the Standard Rate untouched) and recreate it with the steps above. Before deleting, note each plan's percentage from the "Price" column in the Rate Plans list so you can reproduce the same values.
Why can't I edit the price of a derived plan (e.g. Non-refundable) directly?
A derived plan such as a Non-refundable rate is calculated automatically from the Standard Rate (for example 7% cheaper), so Booking.com does not allow editing its price on the plan itself. The price changes only when the Standard Rate changes, which you set from Hosthub.
Restrictions on XML vs Not XML rate plans
Only the Standard Rate is synced with Hosthub via XML. Plans created as derivatives of the Standard are also XML, and their restrictions (e.g. Max advance reservation, minimum stay) cannot be edited manually in the Extranet.
If you want to set a plan's restrictions yourself directly in the Extranet, the plan must be Not XML. To achieve this, delete the plan (never the Standard) from Rates & Availability → Rate Plans, then recreate it with Add new rate plan → "Based on one of my current rate plans", using the Standard as base with the same percentage. The recreated plan will still follow the Standard price automatically, but you will now be able to set all its restrictions yourself from the Calendar (advance booking window, minimum stay, etc.). You may also need to call Booking.com to activate the restriction fields on these plans. Recreating plans with the same percentages keeps their pricing identical — the only change is that you gain the ability to edit their restrictions.
Reopening a closed derived plan
If a derived plan (e.g. Non-refundable) is closed for certain dates while the Standard Rate is open, Hosthub does not close or manage that plan, so it cannot reopen it. Hosthub sends availability normally to the Standard Rate. To reopen the plan, open the Extranet Calendar, select the plan and the affected dates and reopen it; if the plan cannot be edited there, contact Booking.com to unlock the restrictions so you can edit it.
