Import Rentals from Airbnb
Setting up your rentals in Hosthub can be simplified using import from Airbnb. Instead of manually entering your property details, rates, and availability from scratch, you can import everything directly from your existing Airbnb listings.
This feature helps you eliminate manual data entry errors, speeds up your account setup, and establishes a clear "source of truth" for your portfolio.
What Gets Imported?
When you import or link an Airbnb listing, Hosthub automatically pulls:
- Property Details: The minimal set of content attributes required to build the rental profile instantly.
- Name
- Location
- Max guests
- Advance notice
- Preparation time
- Availability window
- Currency
- Full Rates: All of your pricing configurations from Airbnb.
- Full Availability: Your complete booking calendar.
Option 1: Import via the Rentals Page
If you are adding a brand new rental to Hosthub, you can pull it straight from Airbnb using these steps:
- Navigate to the Rentals page in your Hosthub dashboard.
- Click the Add Rental button.
- Select Import from Channel.
- **Choose your channel account:**If you haven't connected Airbnb yet: You will be prompted to complete the Airbnb channel connection flow first.
- If you have connected accounts: Select your existing Airbnb account from the list, or click to add a new one.
- You will see a list of your Airbnb listings. Locate the listing you want to bring into Hosthub and click Import.
⚠️ Note: The import option will only be active for listings that are not already linked to an existing rental in Hosthub.
Option 2: Import via the Channels Page
If you prefer to connect your booking channels first before organizing your rentals, you can trigger the import directly from your connected channel:
- Go to your connected Channels page and select your Airbnb account.
- View your Channel Listings.
- Find the listing you want to import and click Import. Hosthub will automatically create the rental and sync your details.

When you import a listing into Hosthub, we automatically determine your exact host fee so your imported rates match your expected net payout across all platforms.
Here is how the automated fee calculation and pricing setup work during the import process.
How Hosthub Calculates Your Airbnb Host Fee
Rather than applying a static rate, Hosthub dynamically determines your host fee based on your historical account data:
- Booking Data Lookup: Hosthub checks your most recent booking for the imported listing (or hotel account) to calculate your effective host fee using your standard payout breakdown.
- Fallback Rate: If no prior bookings are found for the listing or property, a default fee is applied temporarily to calculate imported rates.
- VAT & API Verification: After rates are calculated, Hosthub fetches your channel settings directly via the Airbnb API:
- If host VAT applies, Hosthub adds the calculated VAT percentage to the base fee rate + VAT
- If no VAT applies, the default standard fee structure is maintained.
- Fee Settings Protection: Your channel fee is updated based on strict priority rules (e.g., manual customer changes or admin overrides will never be overwritten by automated imports).
What is Dynamic Payout Syncing?
Once your fee is calculated, Hosthub automatically enables the Dynamic Payout syncing method for your newly imported listing and set the new channel fee in the channel settings.
Why Dynamic Payout?
Channel fees vary depending on the platform, VAT, and host payout structures. Dynamic Payout automatically adjusts the nightly rates sent to each booking channel based on that channel's specific fee structure, ensuring you receive the exact same net payout per night regardless of where the guest books.
What to Expect After Importing
- Email Notification: Once your first listing import completes, you will receive an email summarizing the calculated channel fee and confirming that Dynamic Payout is active.
- Reviewing & Modifying Fees: You can review or manually override your channel fee settings at any time by navigating to your channel settings page.
Monitoring Import Progress & Troubleshooting
Imports usually take just a few moments. Here is how to keep track:
- View Progress: While the import is running, you can view the live Import Status and review the Import Logs right on the channel listing page.
- Handling Failures: If an import fails, don't worry! You will see a clear failure message. You can open the Import Logs to see what went wrong and click Import Again to retry the process.
