What is Advance Notice?

Advance notice is a feature that allows the Host to set a certain amount of time between the present (now) and the time of the Check-in. This feature also helps manage and prevent last-minute bookings, ensuring better preparation for the Hosts.


Essentially, it allows the Host to prevent bookings so close to the Check-in time that it would create a disruptive situation.


Example:


A Host lists a Rental 2 hours away from the area he lives in.


This Rental also requires a series of actions to be taken, in order for it to be presentable as the Host wants it to be by the time the Guest arrives (Temperature control, fireplace restock, a fruit basket to welcome guests, etc).


Let’s assume that this process takes up another 2 hours.


Now the Host needs at least 4 hours to have the Rental ready for the Guest’s Check-in.


So, what the Host does in case is set the Advance Notice to at least 4 hours, which will buy them enough time to have their Rental ready to welcome Guests. This aligns with Hosthub's functionality, which ensures an optimized booking experience by allowing such configurations.


How does it work on each Channel ?


Airbnb


The calculation of the Advance Notice always starts from the Midnight of the Check-in day.

Caution: It does not matter whether the Host sets a Check-in window or not. The Advance Notice will always be calculated from the end of the day backwards.Eg: 4 hours Advance Notice: The Rental is bookable until 8pm the day of the Check-in (4 hours prior to the end of the Calendar day).

You can set the appropriate amount of time as Advance Notice keeping in mind that there are two options:


Option 1: You have set a Check-in window. In that case, the Advance Notice counts backwards from the end of the Booking Window.

Eg. Check-in window is 12pm to 8pm / Advance Notice is 4 hours: The guest can book their stay until 4pm (4 hours prior to the expiration of the Check-in window).


Option 2: You have not set a Check-in window. In that case, the Advance Notice counts backwards from Midnight.

Eg. No Check-in Window / Advance notice is 4 hours: The guest can book their stay until 8pm of the day of the Check-in (4 hours prior to the end of the calendar day)


Expedia


Things are much simpler on Expedia. Their Advance Notice is per day and it does not take into account the Check-in window at all.


Eg. 1 day advance notice: The Guest can book the Rental until 23:59 of the day before the Check-in date.


Same-day bookings and individual rentals


Advance Notice is set per rental. If a rental has no Advance Notice value set, it will accept same-day bookings. To stop receiving same-day bookings on a rental, you must set an Advance Notice value on that specific rental; setting it on one rental does not apply it to your other rentals.


A newly set or changed Advance Notice applies only to bookings received from the moment it is saved onward. It does not affect bookings that were already received before the change.


To allow same-day bookings up to a certain hour, use an hourly value: for example, 1 hour Advance Notice allows bookings until 23:00 of the check-in day (calculated backwards from midnight/end of the day). Note that the exact cut-off may vary per channel depending on check-in settings.


How to set Advance Notice in Hosthub:


In order to set Advance Notice in Hosthub:


  • Navigate to Hosthub Setup – Log into your Hosthub account and locate the setup page.
  • Choose Rentals – From the setup page, select the "Rentals" option.
  • Select the Rental Property – Click on the rental name you wish to update.
  • Edit Rental Settings – Choose the "Edit" option to access the configuration menu.
  • Update Settings:Adjust Advance Notice to set the lead time for guest bookings.
  • Configure Preparation Time to block dates before or after reservations.
  • Set the Availability Window to manage how far in advance bookings can be made.
  • Save Changes – Once all updates are made, click "Save" to apply the changes.

Available values and channel coverage


Advance Notice can be set in hours or in days. Hourly options are available up to 23 hours, then in full days (1 day, 2 days, etc.). There is no 30-hour option; if you need a cut-off earlier than 23:59 of the previous day, use 1 day (bookings until 23:59 of the day before check-in) or 2 days (until 23:59 two days before check-in).


Hosthub can set Advance Notice for Airbnb, Booking.com and Expedia only. For VRBO, the setting is not controlled by Hosthub and must be configured directly on the channel.


Note: Advance Notice and Preparation Time cannot be stacked or combined into an additive cut-off. Each setting works independently.


For Booking.com, only the Standard Rate plan is synchronized by Hosthub. Rate Management settings apply only to that rate plan; other existing rate plans on your Booking.com account adjust automatically based on the Standard Rate plan.


Advance notice will be synchronized with Airbnb, booking.com and VRBO listings according to the specific policies of each channel.
