How to set availability window for your rentals

The Availability window is a setting that lets you specify how far into the future your rental can be booked by guests. It controls "how far ahead" your calendar stays open (for example, the next 6 months, 12 months, etc.), so you don't miss opportunities due to changing market conditions.


Setting the availability window at the rental level applies the same setting to all channel listings linked to that rental, and it syncs automatically with all connected channels (Airbnb, Booking.com, Vrbo, etc.).


How to set it at the rental level


  1. Go to Setup → Rentals and select the rental you want to configure.
  2. Click Edit (edit rental details).
  3. Set the Availability window field to the period you want.
  4. Save. The setting syncs automatically to all connected channels.


Available options


You can choose one of the following periods:


  • No window: No availability window is applied and your rental is open to be booked for all future dates.
  • Three months: Bookable up to the next 3 months.
  • Six months: Bookable up to the next 6 months.
  • Nine months: Bookable up to the next 9 months.
  • Twelve months: Bookable up to the next 12 months.
  • Eighteen months: Bookable up to the next 18 months.
  • Twenty four months: Bookable up to the next 24 months (the longest option available).


The window is always counted from today. For example, a 12-month window covers only the next 12 months from the current date.


Setting different windows per channel


Applying availability window at the rental level applies the same setting to all channel listings that are linked to this rental.


However, sometimes hosts need to set specific availability windows for one or more of their channel listings, This is in order to be able to control the availability for each channel listing separately according to their hosting policies. This can be done in Hosthub by setting a different availability window for each one of the channel listings if needed.


Note that when you are setting availability window for a specific channel listing then this value overrides the availability window that have been set at the linked rental level. E.g. if you set availability window for Rental A to 12 months and then you set availability window of the Rental A Airbnb listing to 6 months, then the availability window will be 6 months in Airbnb and 12 months in all other channels the Rental A is connected to.


Availability window can be set at the channel listing level as follows:


  • Go to one of your channels and press View.
  • Go to the list of listings for this channel, select the channel listing for which you want to set availability window and press Edit listing.
  • In the edit form set the Availability window field to the period you want to apply for this rental. You can select one of the following settings.
    • Inherit from rental: The availability window for this channel listing will be set to the period defined at the Rental level for the rental that is linked with this listing.
    • No window: In that case no availability window will be applied and your rental will be open to be booked for all future dates.
    • Three months: The rental will not be available for booking for days that exceed the next 3 months.
    • Six months: The rental will not be available for booking for days that exceed the next 6 months.
    • Nine months: The rental will not be available for booking for days that exceed the next 9 months
    • Twelve months: The rental will not be available for booking for days that exceed the next 12 months.
    • Eighteen months: The rental will not be available for booking for days that exceed the next 18 months.
    • Twenty four months: The rental will not be available for booking for days that exceed the next 24 months.


After the Availability window is set and saved, it will be automatically synced only with the listing in the selected channel.


Airbnb limitations: Eighteen months is not supported by Airbnb. If set, Airbnb will automatically use Twelve months instead (other channels can still use 18 months). Airbnb also does not support a 24-month availability window. If you set 24 months in Hosthub for an Airbnb listing, Airbnb will still only show availability up to 12 months ahead, while other channels use 24 months.
