Why am I not getting bookings?


If your rental shows correctly on all connected channels and there is no technical issue blocking reservations, a lack of bookings usually comes down to settings that affect your availability and competitiveness, or to market conditions. Below are the main factors to review.


Common factors that affect bookings


  • Increased competition in your area.
  • Prices that are too high compared to similar listings nearby.
  • Booking restrictions such as minimum length of stay, check-in day limits, or cancellation policies.
  • Reduced visibility or lower ranking on the platforms.
  • Seasonal demand changes for your specific area.


Recommended actions: review your prices against the competition, check for restrictions or settings that may block demand, and refresh your photos, description, and cancellation policies to make the listing more attractive and flexible.


Settings to check inside Hosthub


  1. Availability window — If it is too short, your rental will not appear for far-out dates. Make sure it is not restricting how far in advance guests can book. See: How to set availability window for your rentals
  2. Rates — If valid rates are missing, the listing shows as unavailable. See: How to set prices for your rentals
  3. Minimum length of stay — A high minimum stay can suppress demand. Check that per-date exceptions (Rate Management → Exceptions tab) are not accidentally overriding your minimum stay. See: Minimum and maximum length of stay
  4. Check-in day restrictions — Limiting the days check-in is allowed can reduce visibility and bookability for some dates.

Note: On Booking.com, Hosthub syncs the minimum length of stay only on the Standard rate plan, so make sure your rate plans are aligned.


How pricing and fees affect ranking


The final guest price (including fees) plays a role in your ranking on the channels. Higher total prices can push you lower than similar listings with a lower total price.


  • Extra per-guest fees raise your total price. Especially on Booking.com, per-guest charges are included in the price shown to guests, so the displayed price can rise significantly as more guests are added — making you appear less competitive in rankings.
  • On Airbnb, listings using simplified pricing tend to rank higher than those using split pricing. This is a separate setting from extra per-guest fees.


The fee itself is not inherently bad, but it can affect your visibility if it pushes your total price above what guests are comparing against.
