What is a Rental in Hosthub <h1 id="rentaldetails">Rental details</h1> Name: This is the name of your Rental which usually is the one you use to identify it on the platforms such as Airbnb, Vrbo etc. Rental group: The group your rental belongs to. It can be a building, a business, a city, an owner or whatever other grouping you need to have for your rentals. Max guests:This is the number of max users your property can accommodate at its full capacity. Attention: Make sure the number of max guests should not be different than the one you have on your channel listings as it might negatively affect some aspects of rates synchronization. Advance notice:It is a settings that determines how many hours/days before check-in, should a booking be allowed. Number of guests as variables in scheduled messages

Hosts can now further personalize their automated message templates with three new dynamic variables: {guestAdults}, {guestChildren}, and {guestInfants}. Designed to provide precise guest party breakdowns for every booking, these placeholders automatically pull the corresponding count of adult, child, and infant guests directly into outgoing automated communications, helping hosts deliver clearer and more tailored messaging workflows.

Collapsible Menu Navigation

Hosts can now collapse the app sidebar menu into an icon-only view using the new toggle arrows at the bottom of the menu bar. Minimizing the menu frees up valuable screen real estate, automatically expanding the main content area so users can view more information while giving them the flexibility to toggle back to the full menu at any time.

Anonymized rental iCal feeds

We updated private iCal feeds to offer users greater control over guest data privacy, helping property managers maintain compliance with regulations like GDPR. Users can now access two distinct iCal feed links for their rentals: a standard feed that includes guest names in the summary field, and a new privacy-focused option that excludes guest names, replacing them with generic event descriptors such as "Booking" or "Block. How to Connect Your Channels to Hosthub

We know that setting up channel connections in the past could sometimes feel complex and require waiting on manual support. To make your onboarding as smooth and fast as possible, Hosthub now offers a secure, self-service connection flow. You can now establish reliable, real-time API connections with your existing channels in just a few clicks—without ever having to share your passwords.

Before you begin:

Admin Access Required: You must have Host Admin privileges in Hosthub to connect channels.
Existing Accounts Only: This process connects Hosthub to your existing channel accounts. It does not create new accounts for you.
Historical Data: Please note that past reservations will not be imported during this initial connection phase.

To get started, navigate to your Channels page in Hosthub and click on the Add new channel button to open the connection drawer.

Connect Your Channel

Follow the specific authorization steps for the channel you wish to add. When selecting a channel, you will be presented with a list of Terms and Conditions specific to that platform.

How to set channel specific prices for your rentals

Setting Channel Specific Settings

Channel specific price settings are set in the Rate Management section of the app for each one of your rentals and contain the following:

Cleaning Fees

The cleaning fee allows a host to specify a flat fee for cleaning for a stay. This fee is a set amount and is automatically added to the total cost of the stay.

The short-stay cleaning fee allows a host to specify a fee for cleaning only if the stay is less than a certain number of days. This fee is automatically added to the total cost of the stay that is less than the specified number of days.

To set cleaning fee go to Rate Management, select your rental, press Edit and add the amount that you want to apply in the Cleaning Fee field.

To set short stay cleaning fee, enable the Attract guest booking 1 or 2 nights by setting a lower cleaning feeoption and then add the respective amount in the Short-stay cleaning fee field.

Cleaning fees are synced only to Airbnb and requires a channel connection to be activat

Properties located in Greece and used for short-term rentals have specific tax obligations defined by the Law 5073/2023.

These regulations have introduced increased administrative complexity due to the specific characteristics of the fees set and the calculations required to correctly tax the booking revenues from different platforms.

Hosthub introduces new greek taxation tools that aim to simplify this complex process to the maximum extent possible, allowing property owners and managers to carry out all required procedures through its platform.

The steps to need to be followed in order to perform all the required tax document submissions through the Hosthub environment are described below:

Defining the tax settings for each rental

In order for hosts to make all the required tax document submissions as simply as possible, some settings should be defined per renal regarding their tax characteristics. These settings are defined once and used as defaults for issuing and sending all taxation documents after each reservation is completed.

Before finalizing the tax settings for each rental, it is necessary to be informed about the Laws 5073/2023 & 5162/2024 and to have previously consulted your accountant.

The tax settings must be defined for each rental, in order for Hosthub to correctly calculate the amounts on all declarations.
