We launched a new rental import feature to eliminate manual entry and fast-track onboarding for hosts. Users can now instantly create rentals and link them with a channel listing in one step by importing directly from an Airbnb listing. The import process automatically pulls core content, rates, and availability from Airbnb into Hosthub and performs the linking with the listing. This update also supports real-time import status logs for troubleshooting transparency. Currently exclusive to Airbnb, this feature establishes an immediate source of truth, wiping out mapping errors and significantly reducing setup friction.

We are introducing Rental Groups, the new foundational data layer in Hosthub for organizing an entire property portfolio, which is ideal for operators managing large portfolios, aparthotels, or serviced apartments. This feature streamlines operations by providing a logical, structured, hierarchical view across the platform, from the Rentals Page and Multi-Calendar to financial reporting. Key workflows are integrated with Rental Groups, enabling the filtering of bookings, expenses, and all core reports by Group; allowing the application of scheduled messaging and access permissions to an entire group of rentals; and utilizing a hierarchical property selector for streamlined booking creation and rate management.

"Next 7 days" option in dashboard
The dashboard has been enhanced with the addition of a new "Next 7 Days" button, located next to the "In two days" shortcut for both the Check-in and Check-out sections. This improvement allows users to quickly access a weekly overview of guest arrivals and departures, specifically configured to exclude today and begin the reporting period from tomorrow. By providing this streamlined view, the update facilitates more efficient mid-term planning for reception and housekeeping teams without cluttering the immediate daily agenda.
New profile settings design

Monthly Owner Payout email report
Our new Monthly Owner Payout Report automates end-of-month financial reporting for property owners. On the 1st of every month, we now send a clear, time-saving summary of owner payouts directly to the user inbox. The email automatically totals owner payouts for all previous-month checkouts on rentals that have a configured owner payout formula, eliminating the need to handle manual reports. Account managers and invited users can opt in to receive these monthly emails by enabling the "Monthly owner payout report" toggle in their Notification settings.

Managing daily actions email report
We updated the Daily Booking Actions Report to give users more control over their inboxes and help them focus on active guests. Property managers can now easily toggle the daily summary emails on or off by navigating toNotifications Settings, or by clicking the convenient opt-out link included at the bottom of every report. To further reduce inbox clutter, the system has been fine-tuned to only flag "Need Response" bookings from the past seven days, sparing users from sifting through old inquiries. Additionally, on days when there are no pending actions across their properties, users will simply receive a reassuring "You're all caught up!" email, letting them know their task list is clear at a glance.
New booking.com connection flow and self onboarding process
We launched a faster, self-service onboarding and channel connection process for Booking.com that uses secure token-based authentication for instant activation. With the new Quick Connect widget, users can authorize properties in bulk and automatically import listings in Hosthub by simply entering their Hotel ID, bypassing manual wait times with our support team.

Monthly Climate Crisis Resilience Fee (TAKK) Email Report (Greek Hosts)
We introduced an automated monthly reminder to help property managers and hosts with Greek listings seamlessly comply with the Climate Crisis Resilience Fee. Dispatched on the 2nd of every month, this email eliminates tedious manual tracking by providing a precise, ready-to-use summary of billable nights categorized by rental tier. The system intelligently parses cross-month stays—counting only the specific nights falling within the reporting month and notes the total number of included properties for quick verification. Complete with a direct link to the AADE portal, this automated feature streamlines the monthly declaration process and helps users confidently avoid missed deadlines and regulatory fines.
Number of guests in financial export
We’ve added the "Number of Guests" field to the Financial Export (CSV and XLSX) to simplify reporting and tax calculations.

Scheduled (and sent) messages lists now displays the actual recipient with guest name, email address (if guest name is not available) or booking ID (if name or email are missing), along with links to the related reservations to save time and reduce manual searching.

We've launched Booking Actions, a comprehensive task-tracking tool designed to help hospitality teams manage reservations requiring manual intervention, such as maintenance issues, special guest requests, or administrative follow-ups. This feature allows users to flag bookings with specific urgency levels—Response Needed, Action Required, or Urgent Action Required—and requires the addition of contextual notes to ensure seamless team coordination. Add more options in channel fee setting of user channels
We've just deployed a significant enhancement to the channel fee settings, directly addressing a major user pain point about rigid pricing. The old predefined integer options (0-25%) have been replaced with a flexible numeric input field, allowing property managers to enter precise commission percentages with up to two decimal points (e.g., 14.75%). This change is crucial for users needing to match exact OTA commissions, which improves their pricing accuracy, increases satisfaction, and reduces support friction. This will cover the need to setup the new Airbnb fees that changed to 15.5 starting from October.

Replaced booking id with rental name in Inbox conversations list
To improve usability within the Hosthub inbox, we have released an update that replaces the booking ID with the rental name on all conversation list cards. This change directly addresses feedback from property managers and support teams who found it difficult to identify which property a conversation belonged to, leading to confusion. By displaying the rental name clearly, users can now immediately identify the context of each message, allowing for faster responses, reduced confusion, and a more efficient communication management process.
Improved calendar event view and edit using a drawer
We released a significant UI and workflow improvement that enhances the old "open new page" behavior for viewing bookings and blocks with a new calendar event Drawer. To address the friction and context-switching that slowed down daily operations, clicking a calendar event (booking, block) from the Dashboard, Bookings index, Calendar, Multi-calendar, Inbox, or Taxes pages will now open a compact drawer on the same screen. This new component provides a clean and direct interface to instantly access all essential information—including booking details, guest info, pricing, notes, access codes, and taxes—while keeping you in your current workflow, allowing for much faster management. It also provides quick links to the full details or edit pages when needed, and the old booking and blocks pages (and their URLs) are still present and available.
New Notifications Scheme
We've launched a significant enhancement to our notification system to address user feedback and improve host satisfaction by making alerts more direct and comprehensive. Standard and Pro users now have a new "Notifications" settings page where they can granularly toggle Email and Push notifications for two distinct categories: "New guest messages" and "New bookings, modifications and cancellations." Key improvements include the ability to receive per-message inbox notifications (linking directly to the Inbox conversation), the ability to get push notifications for booking creation, cancellation and modifications. Also now we provide comprehensive modification emails that explicitly detail the booking data that has changed, along with its previous value, ensuring hosts can immediately see what's new.
This update replaces our previous 5 and 15-minute batched 'normal/urgent unread message' inbox notifications with a more direct, per message notification system.

Extend advance notice options
We've rolled out an update to the advance notice settings to address a key limitation and improve platform flexibility. We've replaced the restrictive, even-hour-only intervals (2, 4, 6, etc.) with a fully granular selection. Hosts and property managers can now set any hourly advance notice from 1 to 23 hours, allowing them to precisely match their operational needs and reducing support requests for this missing functionality.
Change currency selection order for rental setup
We've deployed an enhancement to the currency selection dropdown for rentals to address user friction during setup. The new logic prioritizes EUR, USD, and the user's last-used currency by pinning them to the top of the list, while the remaining currencies continue to be sorted alphabetically. This update directly addresses our objective to reduce setup time and improve the user experience by making it faster for hosts and property managers to select the most relevant currencies.
Improve Rate Management Options in Calendar & Multicalendar
We've enhanced the rate management experience in Calendar and Multicalendar by introducing clearer options for updating nightly prices. Hosts and property managers will now see distinct choices for setting a fixed price, increasing or decreasing rates by a fixed amount or percentage, each with explanatory helper text and tooltips. Input fields now only accept positive values, with the action (increase/decrease) determined by the selected option, eliminating previous confusion around negative numbers and ambiguous terminology. These improvements aim to reduce user errors and support tickets, while maintaining compatibility with existing rate change workflows.

Adapt tax calculation and receipts submission for stays longer than 59 days
This update ensures full compliance with Greek taxation rules for longterm stays by adapting tax calculation and receipts submission processes for bookings longer than 59 nights. VAT, climate tax, and accommodation tax will now be excluded from both tax calculations and generated invoices/receipts for these bookings. Additionally, climate tax receipts and AADE registry submissions will be automatically skipped for stays exceeding 59 nights, streamlining tax management for property managers and hosts while reducing manual corrections and support tickets related to tax errors. This enhancement improves Hosthub’s reliability and trustworthiness for longterm rental management in Greece.

Blocks for multiple properties
Hosts and property managers can now block dates across multiple rentals in a single action. Previously, blocking was available only for individual properties, but with this release, you can select several rentals, choose your desired date range, and instantly create identical hold events for all selected calendars. This bulk blocking feature streamlines rentals management, reduces manual effort, and delivers improved operational efficiency for users with larger property portfolios.

Hosthub now supports more versatile bulk pricing adjustments in both the calendar and multicalendar: team members can set nightly rates for selected dates using a fixed value, percentage change, or amount change. Being able to remove specific preparation dates
Hosts can now remove (free) auto-generated preparation dates for specific bookings directly from the calendar or multi-calendar view. This enhancement provides greater flexibility and control over preparation time, allowing Hosts to free up dates when extra preparation is not needed for a specific booking, and make them available for new guests.

Manage checkin/out time in bookings - Official release
Hosts can now view and manage check-in and checkout times for each booking directly within Hosthub. This update allows times to be displayed across all relevant areas (booking details, dashboard, inbox, bookings index, and calendar views) in a detailed datetime format. Hosts have the flexibility to edit check-in/out times per booking, either to accommodate guest requests or to handle operational needs. When times are changed, related automations—such as scheduled messages and access code generation—will automatically update to reflect the new timings. Check-in/out times are also included in booking export files and can be set or modified via the Hosthub API, providing hosts with full control and visibility over booking timings.or more details and instructions, see our documentation
Business Models Customization feature
The new Business Models Customization feature enables Hosthub support to configure highly flexible financial arrangements for each rental, tailored to the specific needs of property managers and owners. Traditionally, hosts and managers have operated under diverse financial agreements—ranging from managers charging owners a service fee (Manager Fee) to managers collecting guest payments and remitting a fixed payout or “rent” to owners (Owner Payout).
With this update, the Hosthub support team, working closely with Hosts, can now define custom algebraic formulas for both Manager Fee (where the manager charges the owner a service fee) and Owner Payout (where the manager pays a fixed amount or “rent” to the owner), using a rich set of financial variables such as total value, booking value, service fees, and—when applicable—Greek taxation fields. This ensures that hosts’ unique business agreements are transparently and accurately reflected in all booking calculations, reports, and exports. Manager Fee and Owner Payout values are now clearly visible per booking and summarized in monthly financial overviews, streamlining reconciliation and enhancing trust between managers and owners. All formula setup and changes are managed exclusively by the Hosthub support team in consultation with the host, ensuring accuracy and compliance with contractual agreements. Automatic greek tax documents submission
Hosts on the Pro plan using the Oxygen integration can now significantly reduce administrative overhead with the new automatic submission feature. Hosthub will automatically generate and submit receipts and climate tax receipts to the ERP and MyDATA registries by the end of the checkout day based on customizable settings, such as default payment status and selected channels. To maintain control and accuracy, hosts can review, edit, or cancel scheduled submissions prior to execution, while a daily email report provides a clear summary of successful transactions and any failed submissions that need manual handling.
Automatic AADE registry submission
Greek hosts on the Pro plan can now streamline tax compliance with a new automation tool that submits bookings to the AADE registry by the end of the checkout day. Hosts can configure the feature to filter by specific channels and select their preferred submission status (Draft or Final). To ensure accuracy, scheduled submissions can be reviewed, edited, or canceled before processing, and hosts will receive a daily email report detailing successful declarations and any failed items requiring attention.
New team management and custom roles
This improvement introduces customizable team member roles, exclusively available to Pro users, giving hosts and their teams full flexibility and control over permissions across the app. With this release, hosts can easily define, assign, and adjust roles to match their unique workflows and organizational needs, ensuring that every team member has access to exactly what they need—no more, no less. This enhancement streamlines team management, boosts operational efficiency, and supports secure collaboration, empowering hosts to scale their operations with confidence.
Off-schedule automated messaging
The feature focuses on refining how Hosthub manages automated messages (AM) that become "off-schedule" due to booking creation or modification events. It aims to give hosts more control over messages scheduled for a time that has already passed when a relevant booking action occurs, such as a booking being made close to check-in or a check-out date being updated sooner than expected. We introduced options for rules triggered "Before Guest Arrival" or "Before Guest Departure" (when not set to "Immediately") allowing hosts to choose whether these off-schedule messages are "force sent" at the time of the booking creation or update, or not sent at all in those scenarios.

Bug fixes
- Fixed an issue where completed Booking.com reservations were not appearing in greek tax filing forms.
- Fixed an issue where payment errors were not displayed to users when switching to annual billing.
- Fixed an issue where Booking.com climate taxes were incorrectly recorded in "Other fees". These taxes will now be consistently recorded under "Taxes".
- Corrected an issue where negative amounts were submitted to greek tax authorities due to climate tax exceeding booking value. Values will now default to zero in such cases, ensuring accurate reporting while reflecting the actual fees owed.

Accommodation tax calculation for greek rentals
Greek hosts only
- What's new: We've updated our system to reflect the latest guidance from Greek tax authorities. Individual hosts in Greece are no longer required to declare and pay the Accommodation Tax introduced in 2024. We've adjusted our tax breakdown calculations to ensure the Accommodation Tax is set to zero for these hosts.
