How Does Hosthub's Pricing Work for Managing Multiple Rental Properties?

Hosthub's pricing is flexible and tailored to the number of rental properties you manage, as well as your choice of billing cycle. Below is an overview of how pricing is structured, tools available for cost estimation, and key factors that influence your subscription cost.

Hosthub Pricing Methodology

Hosthub determines its pricing based on:

  • Number of Rentals: - The cost per rental decreases as you add more properties. For example, the per-unit cost for 5 properties will be lower than managing just 1 rental.
  • Billing Cycles: - Monthly Plan: Charges are calculated per property in a monthly basis. - Annual Plan: Provides discounts for prepaid subscriptions. Typically, the discount on the annual plan is around 20% compared to the monthly rate.
  • Pro subscription: - The Pro plan adds enhanced features at a cost of 0.7% of a reservation's overnight accommodation charges (the nightly cost of stays), not the total reservation price. To calculate the Pro commission for a reservation, multiply 0.7% by the accommodation value of the nights. For example, a reservation with an overnight accommodation value that yields 0.7% equal to €5.3 would be charged €5.3. This Pro charge is billed separately from your base subscription, so you may see two charges on your account: one for the base subscription and one for the Pro commission. Both invoices are available under your profile in the Subscription section.

Plans Apply to the Whole Account, Not Individual Rentals

A subscription plan (e.g. Standard or Pro) applies to your entire account, not per rental. You cannot mix plans within a single account—for example, having some rentals on Standard and others on Pro under the same login is not possible.

If you want to keep some properties on a different plan (e.g. to apply the Pro percentage only to certain rentals), you can create a second account using a different email address. Each account can then have its own plan. Because the per-rental cost decreases with the total number of rentals, contact support so we can apply a consistent discount across both accounts based on your combined total, or discuss keeping everything in a single account.

Using Hosthub Tools to Calculate Pricing

You can easily determine the cost for managing your rentals using tools provided on the Hosthub Pricing Page. To estimate your costs:

  • Move the Slider: Indicate the number of rentals you plan to manage.
  • Select a Billing Option: Choose between monthly or annual billing using the subscription bar.
  • Check Costs Dynamically: Pricing will adjust in real-time, showing you the estimated cost for your selected options.

Key Factors That Influence Pricing

  • Discounts for Different Billing Plans: - Annual plans usually provide cost savings when prepaid for the year.
  • Currency Fluctuations: - Subscriptions are billed in US Dollars. For users paying in euros or other currencies, the final cost depends on current exchange rates at the time of billing.
  • Additional Discounts During Promotions.
  • Taxes: - The price shown on the pricing page is the plan price per rental before tax. The amount on your billing page is higher because it includes applicable taxes added to your subscription charge. Taxes vary by location and local regulations, and your registration country affects the price. If your billing country is set incorrectly, contact support to correct it.
  • VAT: - If you are a company and are being charged VAT, add your company's VAT (AFM) number to your billing information. This ensures you are not charged VAT.
  • Stacking Promotional Discounts: - If you have an additional promotional discount (e.g. an extra 20% from an offer), select "Billed annually (20% discount)" on the pricing page and then apply your additional discount on top. You can check any discounts applied and your next bill under Billing → Discounts and Upcoming Invoices at https://app.hosthub.com/z/billing.
